New Home in Historic NE Gainesville
This new home offers a feeling of traditional luxury and modern convenience with less environmental impact. The four bedroom three bath, 2,576 square foot home is located within Gainesville’s Northeast Historic District, referred to locally as the “Duck Pond,” on a vacant lot purchased from a neighboring property. The area is known for its unique visual character and convenient distance to entertainment, shopping, and places of employment downtown. Filling in empty lots in already built-out neighborhoods rather than clearing trees in previously undeveloped agricultural areas on the edges of town benefits the environment and the community.

Residence in Southwest Gainesville

A custom designed and built home in Southwest Gainesville.  Our first project ever, this home was begun in 1997 prior to the formation of Ivan Solbach Company, Inc.  It began at a very modest size and was added on to and remodeled over the next several years.  The kitchen/dining area, and two bathrooms are featured here.

Entertainment Room near Newberry
This project was an interior remodel in which a built-in entertainment wall and elevated seating platform were installed in an existing living space.  The residence is located near Newberry, Florida.  The clients wanted a space where they could congregate with their children and grandchildren during family gatherings and also enjoy movies and television on their own.  This project was custom designed in collaboration with the clients’ son who is an architect.  It is a very contemporary design which incorporates a theater, storage of media, display of photos and collectibles, and customized lighting.

Master Bedroom/Bath Addition in Northwest Gainesville
This project was a custom designed home addition and remodel in Northwest Gainesville . The home was originally built in the early 1980's. The clients wanted to update their small master bedroom and bath into a “master suite” similar to those offered in new homes. We added 338 square feet to serve as the new master bedroom and vanity/whirlpool tub area of the bathroom. The former master bedroom and bath were converted into a home office, larger walk-in closet, and toilet and shower area. The addition was built of structural insulated panels with a 26 gage steel skin and four inch expanded polystyrene core in the walls and six inches in the roof. Although the construction method differed from the original concrete block of the home, it was finished to match the appearance of the existing home. Structural insulated panels were chosen for their energy efficiency and the ease of producing high vaulted ceilings with them. The design was for a very contemporary space with equally contemporary fixtures.
